ADAS was commissioned by Bloor Homes Eastern Ltd to produce an Environmental Statement (ES) to accompany the planning application for the redevelopment of the former Rowhedge Port, Colchester. The ADAS landscape team carried out a Landscape and Visual Impact Assessment (LVIA) as part of the ES.

Project background

Although the site was brownfield land, there were several landscape sensitivities, in particular the location close to the riverside and the high sensitivity of the local River Valley landscape character area. The view south over the River Colne from the Wivenhoe Conservation Area is considered particularly valuable and it was important that the proposed development did not detract from this view.

There are also several public footpaths crossing the site which needed to be taken into account in the masterplan

Actions taken

ADAS produced the ES Landscape chapter and developed the landscape strategy. The landscape formed an integral part of the proposed development in order to integrate it with the surrounding area and to ensure that it is sympathetic to the existing local landscape and townscape.

The Green Infrastructure proposals incorporated generous public open space along the waterfront. Extensive tree planting was proposed to provide a valuable new amenity for the enjoyment of the existing and future local community

Results

The development successfully gained planning permission in August 2015.
